Please accept this letter to the Planning Board regarding the petition of 101
Concord Street, Framingham, MA. This letter is for 11 July 2013 Planning Board
meeting. Members of the Framingham Town Meeting, Precinct 14 met and unanimous
agreed on these and other concerns. We believe a good development is both
feasible and desirable in downtown Framingham. This current development as
proposed does not met this criteria and will be harmful to neighborhood and
urban development.
1. PARKING
I remain very concern that 101 Concord Street has petition to have reduced
parking including reduced handicapped parking. The argument that downtown
Framingham aspirations is to become Allston or Brighton and have a permanent
parking problems is concerning. We know that parking overflows will be pushed
to the neighborhood and/or street parking. Any argument that downtown parking
should have different standards as neighborhoods in northern Framingham feels
insulting. Because the current developer has ample parking in his inventory, we
ask that the town require them to use this parking as required by zoning
statute.
2. DENSITY--NUMBER OF UNITS
The 24 housing development that has 500-600 square feet apartments is too dense
for this neighborhood. I encourage that apartments be built to meet current
zoning regulations to meet parking and other requirements.
3. COMMUNITY/NEIGHBORHOOD CONSULTATION
The current developer has had no communications with the neighborhood or
members from Town Meeting about this development. Working with Ms. Faubert,
Framingham Town Meeting, Precinct 14 Chair, I hope that there can be
consultation and conversation with neighborhood leaders to make this an idea
development for all. With a consultation and potential scale back, this
development will remain very profitable for the developer and meet the needs
and character of the Master Plan of Framingham.
