Be careful with placement of concrete too close to your trees! I was
going to build a 3-car and was told by an arborist I would be
encroaching on the 20' root area around the tree.
Trees and plants don't like concrete (acidic chemicals) and could die if
root system is paved over or too close. Sidewalks and fence posts
anchored in concrete too.

Some comments, based on a couple of neighbors who have replaced their
garages recently.
- many old garages were built with the wall at the very edge of the
alley. Now, the building inspectors require at least 12"-18" clearance
back from the alley. That will mean moving the garage further up into
the back lawn.
- replacing a single garage with a double will also take more space
from your yard.
- Be careful about moving the location of your garage. (That is,
moving it from the north side of the lot to the south side or vice
versa.) That is allowed under your building permit, but it may really
irritate your neighbors. Driveways & alley space are commonly shared
when backing out of your garage, and changing the configuration may mess
this up for your neighbors. If you think you need to do this, talk to
your neighbors first so at least they aren't surprised by this.
- when you are building a garage, it isn't much more expensive to build
it with a gambrel roof design, which gives you a partial second-floor or
loft space in the garage. Everyone I know who has done that has been
really happy with the extra storage space that gives them, and thinks it
well worth the slight additional cost.

We had a 20x26 2 car Menards Garage built by a neighbor, who has moved 3
years ago. It looks like the city put together their information since
we built our garage,

We have an older Ash that is 5 foot away from the new garage. We did
not run into many roots. The garage is 3' above grade so we did not dig
very deep for the concrete slab. The tree has been growing and leafing
well since the garage was built.
Our old garage was a single car with a tar driveway. We angled the
driveway so we could keep as much yard as we could. Our garage door
doesn't face the alley. Make sure you have a small car if you have a
garage door that faces the alley. Our garage is as tall as we could
make it and we really like the extra storage. Think about graffiti.
Watch your colors, our garage is a multi-color wood color. There are 3
garages that are white that were hit about 6 months or so ago. We
needed to have Ridge Door in Bloomington come out and make the garage
door opener work.
You can use permeable pavers for your driveway otherwise your rainwater
runoff fee should go up.
The Reuse Center will tear down your garage for a fee if you are
concerned about recycling the garage. We had our torn down.
We also thought about burying our phone and power lines at the same time
but it was kind of expensive if I remember correctly.
I would expect a detached, unfinished, unheated 2 car garage to run
$10000 to $15000
