I would be interested in knowing too. This is the former Oxfordshire Family
Mediation Service office, near the park. It must be classified for A2 office
use, which is highly desirable because of the Local Plan restrictions on change
of use from retail.
My guess would be yet another estate agent, possibly Martin's, who were unable
to move into the former Pizza/Caffe Toscano/Copacabana/La Plaza/Chef's Pantry
shop because it is classified as A1 retail, despite recent usage. There is
building work going on in the latter shop as well: I don't know what it is
going to be, but I am sure that it is too small to be an Asda....

Well here's your info....
I have leased 125 London Road (both floors) from June 1st, and hopefully, once
all the internal works are complete, Headington will have a nice shiny
enterprise / business centre. Upstairs will be contained serviced and virtual
office space, hireable on a long or short term basis for small, local, new and
existing businesses. Downstairs will be hot desk space, rentable by the hour /
day / week, with a boardroom / meeting room at the back for use by businesses
(whether renting hot desk / office space from us or not) and local groups that
need space for meetings / training, etc.
It's something I have wanted to bring to Headington since I left as a business
owner at the end of 2011, and is (hopefully) going to bring something other
than estate agents / charity shops / cafes into the shopping area. We've taken
quite a big financial risk, but if you don't try and all that.... When I first
moved to Headington in 2004, the smallest space I could get for an office was
700 square foot! The space at 125 should enable small and new businesses a
foot onto the high street that they may not otherwise have.
The use, as I am lead to believe by the Council and the landlord is B1 (my
lease certainly says B1 Office use!).
I'll let you know when we're fully open (you'll almost certainly be able to see
from the street!) and please do come and have a look round, whether to just be
nosy, or to have a look at renting some of the space either for your business
or for meetings.
Our landlord at 125 is also the landlord of "Pizza" as it is currently known,
so I'll see if I can find out what's going in there for you all!
Wish me luck! "The Hub" is coming......

I'll certainly wish you luck Neil. I hope that works out for you and anyone
either running a small business or keen to have some office space if working
from home regularly.

Congratulations Neil. I always fear the worst (secretly I was worried that it
could be the betting shop that didn't get the premises on the corner of Kennett
Road).
I am sure that if you were told that it is B1 use, that is correct. I have
just looked up B1 in the Use Classes Order, and it is defined as "Offices
(those which do not fall within A2 use)", and Oxfordshire Family Mediation
certainly was a bit different, as you are too (in a nice way).
Headington is always short of meeting space for one-off meetings: will the Hub
be open in the evenings?

Good luck Neil...sounds interesting.
Have you got it in writing from the Council Planners tho? Because I am not sure
that B1 was the approved use ...it was I think A2...subtly different types of
office uses. happy to advise off line
