This building used to be rental, then I heard there was a condo
conversion. If the U is thinking about putting students there, I assume
there are rental units. Universities often seek out nearby or bus line
rental units for overflow housing.

I can assure you that this is an entirely baseless rumor.
Riverside Plaza is alive and well; full with a waiting list. Sherman and
Associates, as well as the other partners (the Tenants' Association is also
a partner), have no plans to sell.

Riverside Plaza always draws rumor and speculation, it seems. But
truthfully, it's not being converted to condos or becoming student dorms. In
fact, it has probably attained its highest purpose as a first home for new
immigrants. As our tenants tell me, "They know about Riverside Plaza on the
streets of Mogadishu."
Riverside Plaza facts:
An approximate population of 3,500.
One-half Section 8, one-half market rate.
About 70 percent Somali, but also Ethiopian (Oromo and Amharic speakers),
Eritrean and Vietnamese and American-born tenants.
A very popular first home for new immigrants -- there's a waiting list for
apartments.
Very well and kindly managed -- in my 3 and one-half years of advocating for
tenants, management has not only carefully followed the law, it has gone far
beyond what is required to help tenants maintain their housing.
Riverside Plaza is also home to Cedar Riverside Community School, Children's
Home Society programs, and the East African Women's Center, a program of the
Somali Confederation, and my own organization, Riverside Plaza Tenants'
Association.
Riverside Plaza Tenants' Association, which owns a 1.8 share of the complex,
in collaboration with Minneapolis Public Schools and Brian Coyle Community
Center, has the largest and most successful Adult Basic Education program in
Minneapolis as well as the most successful HUD Neighborhood Networks
(computer access) site in Minnesota. We also provide bilingual advocacy for
tenants.
