A couple more things re Gala Bingo
Below is an email from George to me
Kevin Morley (Planning officer) has confirmed that
'I've checked the Listed Building register and as far as I can tell it's not
listed. However, it does lie within the Bedminster West Conservation Area -
therefore it cannot be demolished without express consent from ourselves -
hence why a study of the existing structures/buildings needs to be carried out,
before we can entertain redevelopment'

Thanks a lot for that. I am sending this to you but do feel free to
circulate or add to your points.
While this application may be difficult to resist - unfortunately - there
may be arguments based on loss of potential employment and leisure
facilities. The employment card has been used successfully in several recent
applications. Also it is vital that the retail space is specified as being
maximum of 1000 sqft per unit or otherwise it is likely to end up as another
supermarket or multiple. This was an issue when we made an application for 4
shops in Clifton without that restriction and our client then decided to
join them all up into one unit so excluding the independents that we were
arguing would be attracted to the smaller units.
